Building and pest inspection would reveal some of these
-
Probably ask Seb
-
Buildings based on era
-
Anything I could look for in structure stability?
- Materials used?
-
What other types of materials are available?
-
Wood and Pests like termites
- Cost of maintenance
- How to insure against that
- Do other materials have the same risk?
-
What rights do I have before buying a house?
- Can I perform a check?
- Can I rescind an offer if there are material problems with the building?

-

Many specific rooms have requirements to fulfil the National Construction Code
- https://ncc.abcb.gov.au/editions/2016/ncc-2016-volume-one/section-f-health-and-amenity/part-f3-room-heights-deemed-satisfy
- Laundry and Kitchen need 2.1 m ceiling
- Corridor and passageways need 2.1 m
- A “habitable room” like Bedrooms and Regular rooms need 2.4 m
- https://ncc.abcb.gov.au/editions/ncc-2022/adopted/housing-provisions/10-health-and-amenity/part-105-light
- All habitable rooms (including Kitchen, Bedrooms and Regular rooms) need at least 10% of floor area in equivalent window area (light from other rooms count)

Retaining walls look scary but are unlikely to fall over if holes are in place to avoid water pressure
- I asked Seb
-
There are two main types of foundations
- Stilts
- Requires the area underneath to be bone dry
- If maintenance in the crawl space is required it better be sufficiently tall
- Easy to add new extensions to the house. Just drill pipes underneath
- Concrete slab
- Cracks over time
- Super scary with tree roots underneath
- There’s meant to be something underneath concrete slabs to prevent moisture underneath them
- Stilts
